|
Location: The house is located on Cape Meares Lake on The Three Capes Scenic Route along the south side of Tillamook Bay. To get there, take Highway 131 (3rd Street) west out of Tillamook towards Netarts. About 1.3 miles past the Tillamook Hospital, you will pass over the Tillamook River and turn right on Bayocean Road. Go 5.3 miles along the Bay to the white house with grey-blue trim and a 25' flagpole to welcome you. Enter the driveway before the flagpole and park about 30’ back from the road. The house is furnished and has: theme & nautical rooms including one queen bed and one double hide-a-bed as well as a ‘Sandpiper’ guest room with a double and a twin bed. Contains 3 cable connections and 3 TVs 1 DVD player, dining tables, kitchen with range, refrigerator and microwave oven, washer/dryer and a shower bath as well as The Loon ˝ bath. Includes one deck with a picnic table overlooking the lake and bay. Other utility information: Electric forced-air heat, wood fireplace. The hot tub runs on electricity from the East Wing and costs about $10.00 per month; please do not adjust the temperature or turn off the tub without consulting the owner. Recycle bins are located in the garage. Paper is burned by Tillamook County permit in the pit behind the Guest House. Rules: No sub-leasing is allowed. Occupancy limit: Two adults and one child as residents. No pets; observe a no-smoking policy inside. Be aware that the home uses a septic system and does not use a garbage disposal. The hot tub is shared with the West Wing and Guest House residents. Wear swimsuits & use plastic cups in the hot tub and observe a 10:00 p.m. curfew. Duties: The home requires regular maintenance. The West Wing residents are responsible for maintaining the exterior of the house (siding, gutters, roof, lighting, repairs and improvements) and powerwashing the walkways. The East Wing resident maintains the yard area surrounding the East Wing. If the East Wing resident wants a $200 per month reduction in rent, they are responsible for maintaining the 1.24 acre yard: mowing, edging, fertilizing, pruning and watering including the front bank; tools and supplies are the responsibility of the owner unless the renter damages and thus must replace an item; bills for supplies should be given monthly to the owner for reimbursement. The Guest House resident is rarely there and thus does not water plants surrounding the Guest House and does not keep the fish pond full or the filter clean for proper operation. The owner will maintain the Hot Tub but assistence may be required in the owner’s absense to maintain a sanitary system; use a scoop of Renew (Shock) two minutes prior to entering the pool to sanitize the water and after use; check the water level after use and add water 2” from the top. Rental Insurance: Renters must obtain proof of rental insurance before occupying the premises, with a letter of instruction to the insurance company to notify the owner in the event of cancellation or lapse of premium; the policy must cover replacement of all items damaged by negligence, fire or other disasters or from any personal items including water beds, aquariums, etc. I suggest you call Gene Thomas of Country Companies: 800-582-8811.
